Do Florida Homes Really Need Gutters?

Florida's building code doesn't require gutters on most homes, which is why many older houses don't have them. It’s one of the first things new Florida homeowners notice: a lot of houses here don’t have gutters at all. So it’s a fair question — if half the neighborhood skips them, do you actually need them? Here’s the straight answer.

Does Florida require gutters?

No, not in most cases. Florida’s building code generally doesn’t mandate gutters on a single-family home. The main exceptions are where an upper roof drains onto a lower one, or where eaves are very short (under about 6 inches) and offer little overhang. That legal gap is why so many older FL homes were built without them.

Why most Florida homes still need them

“Not required” isn’t the same as “not needed.” Under our rainfall, gutters do real work:

  • Foundation protection — they carry water away instead of letting it pool and undermine the slab.

South Florida gets some of the heaviest rainfall in the country during the wet season, so the case for gutters here is arguably stronger than up north, not weaker.

When can a home genuinely skip gutters?

There are a few real cases where gutters add little:
